On-Time Closing Guarantee Terms & Conditions
1. Purpose of the Guarantee
NeedLOI, Inc. offers an On-Time Closing Guarantee designed to provide borrowers with confidence in our loan process. If we do not close your approved loan within the agreed timeframe, you may be eligible for a financial credit or fee waiver, subject to the conditions outlined below.
2. Eligibility Requirements
To be eligible for the NeedLOI on-time closing guarantee:
- The loan must be for a qualified real estate investment purpose.
- All borrower documentation must be submitted completely and accurately by the deadline.
- Appraisal and title work must be completed within standard industry timelines.
- There must be no material changes to the loan request after underwriting approval.
- The borrower must not delay or refuse to sign final loan documents.
3. Defined Closing Timeline
The NeedLOI on-time closing guarantee begins once all required documentation is received, and underwriting has issued a formal approval. The typical guaranteed timeframe is 10 to 21 business days, depending on loan type.
4. Exclusions and Force Majeure
The NeedLOI on-time closing guarantee does not apply if delays are caused by:
- Acts of God, natural disasters, or extreme weather
- Title issues or legal encumbrances
- Third-party vendor delays (e.g., appraisals, inspections)
- Borrower non-responsiveness or late submissions
- Government shutdowns or regulatory restrictions
5. Resolution and Credit
If we fail to close your approved loan on time and no exclusion applies, you may receive one of the following at our discretion:
- A closing cost credit of up to $500
- A waiver of processing or underwriting fees
This credit will be issued at closing and is non-transferable and non-refundable.
6. Submitting a Guarantee Claim
To file a claim under this guarantee, email support@needloi.com with documentation of the delay within 10 business days of the originally scheduled closing date.
7. Disclaimers
This On-Time Closing Guarantee is not a promise to lend. Loan approval remains subject to underwriting standards, property eligibility, and due diligence. We reserve the right to modify or discontinue this guarantee at any time without prior notice.
8. Governing Law
These terms are governed by the laws of the State of Texas. Any disputes shall be resolved in the courts located in Harris County, Texas.
